Whilst we recognise the current windows make a negative contribution to the Conservation Area and detract somewhat from the neighbouring church, it is important that the situation isn't further eroded by installing windows with a heavier profile and certainly not with faux glazing bars. Whilst there is something to be said for introducing some uniformity to the current mish mash of windows, the quality of those proposed is not up to scratch. We suggest the client looks at other, more elegant options and materials (for instance aluminium) and in any event provides samples for approval.

2019/3582 3 Durlston Road E5 8RP Retention of a ground floor rear extension. (Kim Aukett 020 8356 4740)

There is insufficient detail and context in the plans to assess the extension against those of the neighbours, but it appears that the cumulative effect of all the phases of extension is a mass that consumes more than 50% of the garden and results in an inadequate amenity.

 

2019/3533 46 Amhurst Road E8 1JH Demolition of existing garage and erection of single storey ground floor rear artist studio B1. (Micheal Garvey 020 8356 8053)

This unusual standalone B1 studio is accessed and serviced directly from Kenmure Road and is possibly slightly 'over engineered' for it's scale. We would have liked to have seen further exploration of the relative proportions of the two floors as seen from Kenmure Rd as the proposed balance apeears top-heavy. Whilst we don't doubt the intentions of the current applicant, it should be noted that the site could easily become a live work or residential unit without further development and officers should satisfy themselves that such a change of use is sufficiently safeguarded against.

This application is bonkers. It is clear from the planning statement that the applicant is at pains to overcome the substance of earlier enforcement action and maximize their own light amenity. They have taken the requirements to their logical conclusion and the end result has little regard to the appearance or cohesion of the affected elevation. The large projecting screens, as well as introducing significant visual disharmony, lack sufficient detail in the drawings to satisfy anyone that they do not create significant problems in the collection and disposal of water, leaves and other detritus.

Broadly we have no objection to the individual scheme, which seen in isolation, is well designed. However we lament the further erosion of the symmetry of the square as a whole.

The Clapton CAAC has no objection to either proposal and the loss of symmetry to the outriggers is inconsequential so should be the preferred scheme. We suggest officers again satisfy themselves that no additional units are likely to be created.
