The Clapton CAAC is unable to comment on this application as no documents have been uploaded to the Council's website.

 

2016/0902 56 Fountayne Road N16 7DT Erection of single storey rear extension to ground floor level. Alterations to ground floor and basement level to convert a single family dwellinghouse into four separate residential units. Replacement of existing front fence. The Clapton CAAC has no objection to the proposal save that the development description refers to "Replacement of existing front fence," however no such change is apparent from the plans or application form and so no change should take place without clarification and further consultation.

The Clapton CAAC has no objection to the proposal.

 

2016/1579 Flat B 73 Benthal Road N16 7AP Installation of a rear roof dormer, including the installation of three front rooflight velux and change of first floor window at rear of the building to French doors to allow access to existing balcony. (Simon Robert 02083566377)

The Clapton CAAC has no objection to the proposal save to note that in design terms the rear dormer windows are somewhat odd and would benefit from some design refinement.

The proposed three rooflights to the front elevation are in excess of the two laid down in SPG, however in this circumstance are acceptable.

 

2016/1581 52 Brooke Road N16 7RX Loft extension including raising of ridge height and introduction of 4No. rear dormers and 3No. roof lights to facilitate introduction of additional residential unit. For the purposes of consultation only: Existing accomodation [sic] comprises: 1No. one bed flat, 2No. three bed flats and 1No. four bed flat. The Clapton CAAC has no objection to the proposal and feel it is more successful that the previous application for the site.

 

2016/1676 41 Cazenove Road N16 6PA Excavation of basement with front and rear lightwells; erection of three storey rear/side and roof extensions to existing three storey rear outrigger; erection of hip to gable and rear dormer roof extensions; erection of outbuilding in rear garden (following demolition of existing outbuilding); to facilitate the conversion of the property from 3 flats into 5 flats. The Clapton CAAC raises the following concerns:

1. The proposed "Summerhouse" is unconvincing and in scale and appearance appears to be an independent, additional dwelling.

2. The hipped roof pattern of the semi detached pairs must be preserved and the side dormer would harm the established rhythm.

3. The three-storey rear extension squares off a chamfered building edge and is and is an overdevelopment which dominates the host building.

This appears to be an example of iterative development which results in over development. There is no reason the extension should not be limited to the extent of the neighbouring extension at number 50.

The Clapton CAAC has no objection to the proposal but would generally prefer a railing on a dwarf wall which is usually as effective at preventing litter ingress. Additionally a gate on the wall return might be effective.

The Clapton CAAC has no objection to the proposal save to invite the planners to pay particular attention to the light amenity in the lower ground floor/basement flat.

The Clapton CAAC has no objection to a side infill extension, per se. In this case, the CAAC has some concerns over the depth and height which exceed policy guidance. The depth is 5.7m against a 3m guide which in turn results in a significant loss of garden/amenity. The height is over 3.1m at the boundary with No 42 which is contrary to the spirit of para 3.72 of the SPD Residential Extensions and Alterations 2009 as it is considerably higher than the previous small extension, much higher than the original boundary wall, and therefore likely to have a negative impact on light and amenity to No 42. A reduced depth of the extension and height at the boundary is recommended.

No plans or drawings of the proposed development are available on the Council's website save for the insufficiently detailed proposed block plan.

On the basis of the available documentation we can only say that this appears to be significant overdevelopment.
