Dalston CAAC May 2019

Planning Applications for Dalston CAAC meeting for 7 May 2019

2018/3500 41 Sandringham Road E8 2LR Replacement of existing windows and rear door with timber double glazed windows and rear door. (Kim Aukett 020 8356 4740)

There should be a presumption to repair rather than replace (see the Residential Extensions and Alterations SPD) and replacing originals using new units should be justified. If any windows are to be replaced, then there are 2 types of window unit included with the application. One has 24mm width (glass-space-glass) but it should be possible to use 12mm, making the windows slimmer and more like the originals. It also uses “putty style” and “applied bar” components, which do not meet conservation standards. The units should more closely match the profile of existing windows. The second type, “heritage” units, seem to have a better specification, but still do not appear to use putty and the frames are too large. Some of the pictures used to illustrate the proposed replacements show cavity walls, which is incorrect for a house of this age and type. More care needs to be taken in choosing any new window units.

2019/1271 Flat B 56 Shacklewell Lane E8 2EY Erection of a single storey rear addition, including window replacement and movement of the gas meters to the front of the building. (Kim Aukett 020 8356 4740)

The replacement window would be an improvement to the building.

2019/1545 47 Cecilia Road E8 2ER Replacement of existing single-glazed timber framed windows with double-glazed timber framed windows. (Alix Hauser 020 8356 6377)

Repair of originals should be considered before replacement. If wood framed windows are to be replaced with double-glazed wooden units then these should be conservation grade, matching the dimensions, shapes and details of the frames and sashes of the originals as far as possible. This will help preserve the character of the building and the conservation area. The D&AS specifies wooden replacements but the drawings refer to uPVc which are not of acceptable quality and would harm the character and appearance of this building and the St Mark’s Conservation Area. See the Supplementary Planning Document Residential Extensions and Alterations, April 2009.

2019/0348 8 - 20 (evens) Wilde Close E8 4JS Replacement of timber windows and doors with uPVC windows and composite doors. (Nick Bovaird 0208 356 8291)

UPVC windows and doors are not of acceptable quality or made from sustainable materials. They would harm the character and appearance of the buildings concerned and the area. Timber should be replaced with timber.

No change to existing permitted hours on Sunday to Thursday nights (closing time 02:00am the following day).
