Stoke Newington CAAC September 2017

Planning Applications for Stoke Newington CAAC Monday 11 September 2017

2017/3227 East Reservoir Newnton Close N4 2RH Non-material amendment to reserved matters approval dated 12 May 2011 for the residential development of KSS4 to incorporate design changes. (Alison Rugg 020 8356 8093)

We have no objection to the proposals.

2017/3195 240 Albion Road N16 9JP Erection of part single-storey, part two-storey extension and ground and first floor level; erection of mansard roof; internal reconfiguration of the three units. (Nick Bovaird 0208 356 8291)

We have no objection to the proposed mansard roof, provided it extends no further than the equivalent section of the neighbouring mansard at No 242. However we object to the rear extention which, when considering the cumulative effect of this addition and the already extended basement extension, forms an over-dominant addition to the building.

2017/2579 33 Stamford Hill N16 5TU Demolition of existing extensions to the rear at lower ground and ground floor level and erection of replacement two storey rear extension at lower ground and ground floor level. (Louise Smith 0208 356 8061)

Notwithstanding the poor quality of the small existing extension, the proposal increases the harm to the appearance significantly. It is overscaled, monolithic, slab-like and lacks refinement and detailing and so harms the character of the building and the appearance of the Conservation Area.

2017/2856 33 Stamford Hill N16 5TU Installation of new dropped curb/crossover on Stamford Hill to facilitate the parking of three (3) vehicles on the existing block paving (Louise Smith 0208 356 8061)

We objection to the proposals. Car-parking is not a characteristing of these grand houses with their capacious front gardens, and such use is inevitably harmful to the appearance and character of the Conservation Area.

2017/3331 Stoke Newington Town Hall Stoke Newington Church Street N16 0JR Listed Building Consent: Replacement roof coverings to the existing flat roofs (R05, R10, R14, R15, R17). Repair and alteration works (where new roof covering has increased roof levels) to rainwater goods. External repairs to all elevations, including replacement bricks where bricks are missing or severely delaminated, and repointing where mortar is missing or deteriorating. Removal, repair, and reinstatement of the three front elevation balconies, including stonework repair to the associated building area. Repair works to four crittall steel windows, and two original timber windows. Provision of ladders with handrail provision. (Louise Smith 0208 356 8061)

We have no objection to the proposals.

2017/1394 142-146 Stoke Newington High Street N16 7JL Erection of three-storey rear extensions at ground, first and second floor levels (including terraces and other associated external alterations); erection of extension at main roof level fronting onto Stoke Newington High Street; to establish eight (8) residential units (C3 use class) comprising six 3-beds and two 2-beds; associated refuse/recycling and cycle storage at basement level; retention of 'Iceland' retail activity but partial change of use of floorspace to C3 use class (Louise Smith 0208 356 8061)

We have no objection to the proposed mansard roof. However we object to the 4 storey component on Lawrence Buildings which is too large and overbearing, and is also likely to severly compromise the light amenity of the east-facing windows of flats in the Stoke Newington High Street part of the same property.
