Planning Applications for Clapton CAAC meeting for 21 July 2022

 

2022/1513 40 Ickburgh Road, E5 8AD Creation of a lightwell and bathroom vent fans to front elevation, installation of 2 no new double glazed timber sash windows to the front basement and installation of Air Source Heat Pump (ASHP) to the rear garden of the property Householder Planning [Application Granted - Standard Conditions] (Raymond Okot)

Clapton CAAC has no objection to the proposed alterations to the building as such - though these are not part of the current application. We do, however, object to the installatio of a heat pump in the front well. These are large objects and, despite the intentions of the applicant to choose a 'quiet' one, it will still make a noise to the disturbance of neighbours and passers by. Just as Hackney has a policy of mounting air conditioning units on the fron of buildings - whether in a CA or not - so it should extend that ban to air pump which are likely to increase in number in the coming years.

Clapton CAAC has no objection to this application. The rear dormer is smaller in size than at present and set below the ridge.

Clapton CAAC welcomes the improvements proposed as a means of bringing a house into good repair. We object, however, to the loss of the chimney stacks on the main roof. Even though they may no longer be functional, they form a distinctive part of the original design and bring the end of terrace to a more distinct full stop.

Clapton CAAC has no objection to this application but hopes that the applicant will take this opportunity to repair the render of the front elevation.

The D&A Statement implies that the application is in line with the volumes for a detached house - even though it lies in a terrace. Clapton CAAC believes that the area of glass in the rear roof extension is over-dominant and that the veluxes in the front roof slope should be placed more symmetrically.

Clapton notes that the plans do not show dimensions making it impossible to tell how much of the garden will be lost. We fear too much has gone already.

Clapton CAAC objects to this application on the grounds of the loss of garden in what is already a very small patch.

Clapton CAAC notes that there are no dimensions given on the plans. It looks as if this house has already been extended and that the proposed addition would take the boundary more than three metres from the host building.

Clapton CAAC has no objection to this application.

Clapton CAAC has no objection to this application. We note, however, that the application states there are no trees on the site. The side elevation drawings indicate at least two. We trust they will be safeguarded.

Clapton CAAC strongly objects to this application. The rear is massively and unsympathetically overdeveloped. There is little to suggest much regard has been taken to the form of the host building. The house has already been extended to the rear. To extend it beyond the three-metre line is contrary to policy - as is the pushing out at first floor level.
