Planning Applications for Clapton CAAC meeting for June 2022

2022/0817 4, Bishop Woods Almshouses Lower Clapton Road, E5 0QH Proposed insertion of 2x rooflights Householder Planning (Jonathan Bainbridge)

Clapton CAAC has no objection to this application, but notes that there was no pre-ap advice sought, surprising for a building of this age and quality.

2022/0818 4, Bishop Woods Almshouses Lower Clapton Road, E5 0QH Proposed insertion of 2x rooflights Listed Building Consent (Jonathan Bainbridge)

Clapton CAAC has no objection to this application, but notes that there was no pre-ap advice sought, surprising for a building of this age and quality.

2022/1153 171 Brooke Road, E5 8AB Erection of single storey side and rear infill on ground floor to a terrace house and replacement of the first floor windows at the rear to standard wooden sash windows of same size Householder Planning (Raymond Okot)

Clapton CAAC has no objection to this application.

2022/1120 12c Clarence Road, E5 8HB First floor extension to existing single storey storage building Full Planning Permission (Raymond Okot)

Clapton CAAC considers this to be a slight improvement on the existing structure. We found the jumble of photographs unhelpful.

2022/1033 Flat 2, 29 Alconbury Road, E5 8RG Installation of replacement windows throughout the dwelling together with the installation of air conditioner units, repositioning of the front door and the addition of decorative detailing on the door surrounds. Householder Planning (James Clark)

Clapton CAAC objects to this application. This is a corner house fronting Alconbury and siding on Geldeston Roads thereby making it partricularly prominent and requiring sensitive treatment in a street with many graceful Victorian houses. The effect of the proposals - including a narrower door of an outmoded pattern - would be to impose a new design style rather than maintain the charactrisitc architecture of the terrace. The proposed uPVC should be refused as contrary to Hackney guidelines as well as more generally because of the environmental damage uPVC causes both in its manufacture and in its short life when conmpared with timber. The air conditioning units are obtrusive - particularly the ones on Geldeston Road. We wonder why a flat in what was originally a three-bedroom house needs so many. Is the house being used for something other than residential purposes?

2021/3693 103 Casimir Road, E5 9NX Raised ridge height. Householder Planning (Alix Hauser)

Clapton CAAC objects to this application. The existing block of three houses are aesthetically pleasing intheor propostions and nicely angled roof slopes/ To raise the ridge on the central house would be to create a camel-hump effect. It would also set an unwelcome precedent for similar houses in the street.

2022/0998 1b Leagrave Street, E5 9QX Replacement of existing timber doors and windows with double glazed Uvpc windows Full Planning Permission (Micheal Garvey)

Clapton CAAC objects to this application. To replace wooden windows with uPVC is contrary to policy whether in or outside a Conservation Area. The use of uPV windows represents a false economy and an environmental hazard. uPVC framed windows will last on average 1/3 as long as timber framed windows, they cause chemical pollution in manufacture and disposal and generate CO2 emissions in production; timber framed windows positively reduce CO2, are non-toxic and biodegradable. Timber framed windows outperform PVC-U in terms of insulation and have an aesthetic appeal that uPVC framed windows cannot match. uPVC framed windows are preferable to timber framed windows on the basis of purchase price ONLY, which is not be a planning consideration. There have been such requests from other Housing Associations. They should be strongly reminded of the rules!

Clapton CAAC has no objection to this application.

2022/1201 58 Kyverdale Road, N16 7AJ Erection of single-storey rear extension at ground floor level Full Planning Permission (Gerard Livett)

The existing extension shows that good building design has already been abandoned by the Inspectorate. In the light of their decision on the neighbouring house, we can only state our regret that another large brick block out of keeping with the predominant pattern is likely to be built.

2022/1130 Flat B, 140 Evering Road, N16 7BD Erection of a single-story timber outbuilding in the rear garden. Full Planning Permission (Gerard Livett)

Clapton CAAC has no objection to this application.

2022/0848 37 Fountayne Road, N16 7ED Erection of a rear roof dormer with front roof lights Householder Planning (Raymond Okot)
