The Clapton CAAC has no objection to the proposal.

The Clapton CAAC has no objection to the proposal.

 

2021/1329 1 Durlston Road, E5 8RP Erection of rear roof extensions over main roof slope and the rear outrigger, and insertion of rooflights to front roof slope and rear roof slope of rear outrigger Householder Planning (Erin Glancy)

The Clapton CAAC has not investigated the status of roof extensions at no 3 (whether they have consent or pre-date the conservation area); but the two new roof elements should both be inset from party walls and below the ridge to avoid being over dominant.

The Clapton CAAC objects to the proposal which alters the street scape to the detriment of the and established pattern of lightwells.

The Clapton CAAC has no objection to the proposal.

 

2021/1179 133 Osbaldeston Road, N16 6ND Amalgamation of two flats to create a 4 bedroom larger family unit; demolition of existing first floor rear extension (and external stairs) and erection of replacement first floor rear extension and roof terrace; and erection of ground floor rear extension. The Clapton CAAC's comments in 2020/2633 remain unaddressed in this iteration of the scheme: For all the lack of quality in the existing extension (which recently was deemed lawful) that extension benefits from being considerably 'lighter' than the proposal and does not dominate the host building. The proposed scheme is most starkly illustrated in the axonometric view and renders the building as a house with two awkwards and poorly-related additions with no coherence and an over-dominant ground floor extension. In addition the staircase and deck now sit much further into the garden creating considerable harm to neighbouring amenity.

The Clapton CAAC feels this 'option' (in relation to 2021/1174) is no better and indeed adds further confusion to the form of the rear of the host building.

 

2021/0865 103 Osbaldeston Road, N16 6NP Single storey ground floor extension with basement extension and rear lightwell Full Planning Permission (Louise Prew)

The Clapton CAAC notes the proposed full width lightwell is adequately explained at ground level and appears to maroon the back garden. Further details are needed to establish suitability.

 

2021/1251 Flat B, 116 Evering Road, N16 7BD Installation of rooflight to roof of two storey rear return, enlargement of existing window and new window to side elevation of rear return at first floor level. Full Planning Permission (Raymond Okot)

The Clapton CAAC has no objection to the proposal but suggest affect on light amenity to the flat is assessed

The Clapton CAAC objects only to the side dormer which breaks the established rhythm of the roofs.

The Clapton CAAC notes the proposal will create a much greater opportunity for overlooking of the neigbours so needs top be evaluated on that basis.
