Dalston CAAC January 2017

Planning Applications for DCAAC meeting January 2017

2016/2912 1 Gateway Mews E8 2DF Demolition of existing property and erection of a three storey infill house with first floor roof garden/terrace. (Nick Bovaird 0208 356 8291)

Not in a CA. No problems or comments to raise.

2016/3768 30-32 Stoke Newington Road N16 7XJ Excavation of basement; erection of additional storey at roof level; erection of part four storey, part two storey rear extension at basement level; erection of a rear extract flue; external alterations including three roof terraces, two balconies and new fenestration to facilitate the conversion of the property into 6 flats above a restaurant (Use Class A3) on ground and basement levels. (Nick Bovaird 0208 356 8291) [Application Withdrawn]

This looks like a case of over-development, council will need to check proposed flat sizes and layout. No major conservation concerns, except that internal walls and chimney stacks would be removed, council will need to be confident that this does not threaten viability of building as a whole.

2016/4307 37 John Campbell Road, N16 8JY Erection of additional two-storeys to existing building to five storeys (principal height to four-storeys with setback fifth storey of contemporay appearance); erection of alterations to front (north) elevation including windows and cornice/parapet; establishment of rear roof terrace at third floor level and front and rear balconies at fourth floor level; erection of external balconies to west elevation at second floor level; internal alterations to building resulting in four additional flats (one 3-bed, two 2-beds and one 1-bed) with units at ground and first floor levels unchanged; associated refuse/recycling and cycle storage (Tim Wild 0208 356 8253)

2016/4403 Flat A 21 Gateway Mews Hackney LONDON E8 2DF Erection of front dormer and front rooflights. (Sissi Yang 02083561352)

The Supplementary Planning Document on residential extensions and alterations 3.70 states that dormer windows are not normally acceptable on the front roof of a house. The rule applies in this case as the house is in a prominent position with the roof line visible from a distance and from the St Mark’s Conservation Area, there are no original front dormers nearby, nor a large number of front roof extensions. Two conservation-grade rooflights would be a better solution.

2016/4520 5 Stoke Newington Road Hackney LONDON N16 8BH Excavation of rear garden and erection of two storey rear extension at basement level with rear terrace at ground floor level. (Nick Bovaird 0208 356 8291) [Application Granted]
