This looks like a case of over-development, council will need to check proposed flat sizes and layout. No major conservation concerns, except that internal walls and chimney stacks would be removed, council will need to be confident that this does not threaten viability of building as a whole.

The Supplementary Planning Document on residential extensions and alterations 3.70 states that dormer windows are not normally acceptable on the front roof of a house. The rule applies in this case as the house is in a prominent position with the roof line visible from a distance and from the St Mark’s Conservation Area, there are no original front dormers nearby, nor a large number of front roof extensions. Two conservation-grade rooflights would be a better solution.
