We object to the use of uPVC windows and door on the rear and the front elevations.

No objection but we would like details of the proposed windows to be conditioned.

We have concerns about this application. The extensive glazing may cause considerable light pollution, particularly for the neighbours in the upstairs flat and those adjacent. The roof light seems superfluous in this instance. Given that there is access to the garden office from the street via the side of the house it is possible that in the future it could become a separate dwelling and we ask that this potential usage is conditioned against. We note that there is no information about the drainage.

 

2022/1715 Flat A, 48 Englefield Road, N1 4HA Replacement of existing window and installation of a new window to the side elevation; replacement of existing window and door to rear elevation at lower ground level, replacement of door at rear elevation at ground floor level; new paving and planting areas to front garden, restoration of facing brickwork on front front walls; new paving to rear extension roof terrace, new balustrade and new metal staircase; new paving to rear garden. We regret the loss of the existing windows but we think that the spiral staircase and the cladding over the rendered section are an improvement. However we are concerned at the extent of the proposed new stone paving, its permeability and the implications for water run off.

 

2022/1562 7 Stamford Road, N1 4JP Erection of single storey rear extension, replacement windows and door replacement, re-pointing of chimney, re-surfacing of street facing access steps to first floor, re-render of garden wall, cycle storage, air source heat pumps to rear garden and removal of satellite dish. We object to this application. Because of the unusual party wall alignment the proposed full width rear extension will have a dominating effect on the setting of the terrace. This will be compounded by the choice of black glazed bricks. In addition the proximity of the extension to the lower ground window of the adjacent property is a concern. The applicant has not provided any details of the proposed air source heat pumps and we are concerned that their location and the noise generated will adversely affect the neighbours.

 

2022/1672 Ground Floor, 6 - 8 Englefield Road, N1 4LN Retrospective permission for a single storey rear extension and change from two bedroom to a three bedroom to Flat 8B; change from a three bedroom to a five bedroom to Flat 6A; and change from three bedroom to a five bedroom to Flat 6B.; including first floor roof terrace. We are disappointed that the applicant didn't apply for planning consent prior to commencement of the works. We should like reassurrance that these comply with the necessary rules and regulations.

No objection but we wondered whether a single pane of glass above the door would avoid the awkward juxtaposition of mullion and keystone.

We strongly object to this application. The resultant two storey, full width, extension is against the principles laid out in the De Beauvoir Design Guide and would set a precedent for future similar developments in the Conservation Area. The proposed roof terrace, which will overlook adjoining gardens, is also unacceptable.
