No objection.

 

2021/3080 First Floor Front Flat, 22a Englefield Road, N1 4ET Installation of new window in side elevation at first floor level. Householder Planning (Alix Hauser)

This is a fine brick wall which will be spoilt by the random addition of a window without any consideration of the impact on that façade. There is no detailed drawing of the proposed window and the dimensions are different in the Design and Access statement and in the drawing of the side elevation. No indication is given as to whether there is to be a brick arch and how the window will sit into the wall. We therefore object to this application.

We object to this application. The existing view from the Kingsland Road bridge (Key View 5) shows a harmonious cluster of buildings. The delightful scale of the roofs in Orsman Road (Key View 8) will be destroyed by the addition of two extra storeys. The proposed scheme results in a building that is too big and alien to its surroundings.

 

2021/3329 418 Kingsland Road, E8 4AA Erection of single-storey rear extension at second floor level; change of use of upper floors from 2 x residential units to House in Multiple Occupation (HMO) with 7 rooms Full Planning Permission (Gerard Livett)

We should prefer the retention of the two flats rather than conversion of the building to an HMO. The photographs show a building that has not been carefully looked after and we have little confidence in the ability of the applicants to satisfactorily manage an HMO. However should this change of use be granted we would like to see one less room and the shared kitchen on the second floor located internally.

 

2021/2465 58 Southgate Road, N1 3JF Demolition of existing storage buildings in rear yard and erection of a part single, part two storey building for use as a day nursery (Class E). Erection of an associated infill link building between Nos. 62 - 64 and use of 58A Southgate Road as part of day nursery (Class E). Associated landscaping. Full Planning Permission (Alix Hauser)

We are still concerned about the large number of children on a small site and how the sound that they will generate will impact on the immediate area. We need reassurance that the 2.5m high acoustic fence will sufficiently constrain the noise. The contamination report was prepared for an earlier planning application for a different buildings and use of the site. It highlights high levels of lead and several organic compounds but any regeneration process needs to be reconsidered in light of the proposed use as a nursery school. In addition there is potential for further contamination by use of the yard as an architectural workshop in the intervening years. The new location of the bin store will have a negative impact on the façade of 58A and the adjoining building to the north. It needs to be better integrated with the architecture of the Southgate Road elevation.

We have no objection to this application but we would like reassurance that the proposed air source heat pump will not adversely impact on the amenity of the neighbours.
