Kingsland CAAC December 2018

Planning Applications for KCAAC meeting on Monday 3 December 2018

2018/3921 336 Acton Mews E8 4EF Change of use from B1 (Light Industrial) to Virtual reality experience (Use Class D2). Opening hours Monday to Friday 10:00 am-23:30 pm, Saturday 10:00 am -00:30pm next day and Sunday/Bank holiday 10:00 am-23:30 replacement of side window with new window. (Micheal Garvey 020 8356 8053)

No objection

2018/0027 20 Albion Drive E8 4ET Replacement of existing single glazed timber windows with double glazed timber windows and replace timber door withnew timber door (Micheal Garvey 020 8356 8053)

We would ask the Planning Officer to confirm that the proposed replacement door and windows are appropriate, as there is a lack of detail about materials, beading, window frames etc in either text or drawings, the latter being very poor.

2018/3837 2-26 Bentley Road N1 4BY Installation of replacement externally illuminated fascia sign and internally illuminated projecting sign at ground floor level (Danny Huber 020 8356 1453)

We are concerned that when the upper stories are converted to residential, for which planning consent has been granted, the vertical fabric banners may no longer be appropriate as they may flap in the wind and disturb the residents. We are also concerned about the brightness of the proposed illuminated sign on residents across the road.

2018/3895 Railway Arches 397 To 400 Geffrye Street E2 8HZ Change of use of part of site from A3 (Cafe/Restaurant) to A4 (Drinking Establishment) - (Louise Smith 0208 356 8061)

We are concerned that the implication of this application is that alcohol may be served from 7am, and feel that this will be detrimental for neighbours.

2018/3768 99-101 Kingsland Road E2 8AG Variation of condition 2 of appeal reference APP/U5360/W/18/3197142 in relation to changes to windows; doors; new terrace; balustrades, new green roof to third floor and changes to internal layout to flats 7 and 8. (Micheal Garvey 020 8356 8053)

The depiction of the frosted glass windows on the proposed elevations do not make clear what "partially frosted glass" means. Does the 1m of frosted glass come to a defined line, or is there a gradual change from clear to frosted? How heavy is the frosting? It is difficult to judge without seeing an appropriate drawing. No objection to internal changes.

2018/3966 The Fox 72 Kingsland Road E8 4DA Alterations and extensions to the existing building, to facilitate a change of use of the upper storeys and new two storey rear extension to provide 7x residential units (Use Class C3) and a new stair-well with the public house (Use Class A4) retained at ground floor and basement floors of the original building. Associated external alterations also proposed to include terraces to the rear. (Louise Smith 0208 356 8061)

We feel that the side elevation of the proposed extension should take its lead from existing fine doorway, and should be symmetrically arranged in relation to it. The asymmetry of the windows in the upper floors sits very uncomfortably with the symmetry of the existing ground floor. The fenestration of the two upper floors of the proposed extension is also unsympathetic to those in the original building.

2018/3850 Flat C 102 C Mortimer Road N1 4LA installation of handrail in an existing first floor rear terrace. (Raymond Okot 020 8356 8080)

We object to this application. We feel that the proposed railing should be cut to the slope of the low sloping parapet wall on the left hand side of the terrace and embedded into the wall, rather than standing in front of it and oddly isolating a small area of the terrace. The proposed option is of course cheaper, but it will be a messy option.

2018/4021 15 Stamford Road N1 4JP Erection of a 2-storey side and rear extension on the lower and upper ground floor levels and first floor rear extension; construction of bin storage and associated refurbishment works. (Raymond Okot 020 8356 8080)

We object to this application. We feel strongly that the front facade of the proposed side extension should not incorporate a parapet "configured to match the existing house", but should be kept plain and at the same height as the side extension of the villa to the right (No. 17). This would allow the two villas to be read as the pair that they are. NB These paired villas are an important feature of De Beauvoir, which is in danger of being eroded. We feel that the drawings do not show enough detail regarding the proposed rear elevation, and are extremely misleading. There is, for instance, no indication of the dark cladding. We would like to see more and better drawings.

2018/3833 Playle House 6-22 Tottenham Road N1 4BZ Installation of air conditioning unit at ground floor level to the northern facade of the existing building with associated acoustic enclosure. (Louise Smith 0208 356 8061)

We feel that the choice of fencing is inappropriate to the building, the design of which has strong horizontals. We would also prefer that it should be stained to match the brickwork.
