Kingsland CAAC December 2019

Planning Applications for Kingsland CAAC meeting for 2 December 2019

2019/3947 4 Ardleigh Road N1 4HP Erection of a single storey rear extension to the garage to facilitate the creation of a new 1-bed unit (use class C3); erection of a single storey lower ground floor rear extension to the main house; landscaping to include subdivision of rear garden and erection of a fence, front boundary treatment alterations, removal of dropped kerb, erection of bike stores to front; elevational alterations to include replacement of windows to front and rear and replacement of garage door with a door and a window. (Danny Huber 020 8356 1453)

We regret the amount of paving that is proposed, in particular in the garden of the one-bedroom house where more than 50% is to be paved over. We would like to see this reduced, and all paving should be permeable.

2019/3854 Hutley Wharf 29 Branch Place N1 5PW Erection of single storey extension above fifth floor to provide 5 flats and erection of lift overhang (Micheal Garvey 020 8356 8053)

We do not object to the proposed extra storey. However, with regard to the proposed roof terrace, we feel that it is too small and mean to be of any real amenity to this large block, and that the necessary addition of the lift overhang is unattractive. Removal of this would create a neater roofline. With regard to the design of the proposed new extension above fifth floor, we feel that to argue that this ties the building together stylistically is disingenuous, as it has no relation to the existing.

2019/3979 17 De Beauvoir Square N1 4LD Demolition of existing single storey lower ground floor extension and erection of a single storey lower ground floor rear extension. (Raymond Okot 020 8356 8080)

As this is a listed building, we feel that the extension could be more refined. The houses are unique, with a certain lightness, delicacy and charm to them, but the proposed extension is heavy and a bit pedestrian. We trust that it will not be black, as shown in the drawings. We also feel that there should be a condition imposed that the flat roof should not be used as a roof terrace.

2019/4022 Arch 441 to 442 2 Drysdale Street N1 6NA Change of use from cafe and bicycle workshop (A3 and B1c) to studio space with office space (Sui Generis/B1a) (Danny Huber 020 8356 1453)

We are concerned that in summer, customers will spill out into the courtyard and that there could be a noise issue for nearby residents. We therefore wonder if the hours are excessive.

2019/3894 509 Kingsland Road E8 4AR Erection of single storey ground floor rear extension to A1 shop and erection of a single storey first floor rear extension to provide enlarge ancillary accommodation. (Micheal Garvey 020 8356 8053)

We are concerned about the potential for overlooking between the proposed first floor extension, and the property to the rear.

2019/4092 508A Kingsland Road E8 4AE Erection of a single-storey roof extension to provide self-contained dwellings (use class C3) comprising 3 x 1 bedroom flats. (Kelsi Bolstad 020 8356 4160)

We object to the proposed scheme, and would prefer that the applicant stays to the already consented proposal for 2 x 2 bed flats.

2019/3938 Land Adjoining 80 Mortimer Road N1 5AP Demolition of existing single-storey structure and erection of single-storey over-lower ground floor building to provide 1 x 1 bedroom self-contained dwelling (use class C3), and associated works including alterations to side boundary walls. (Alix Hauser 020 8356 6377)

No objection to the building. We do however object to the rather industrial design of the gates. The spindles should be circular in section, not box sectioned, and at least 18mm in diameter, to match the proportions of the originals in the area.

2019/3942 Land Adjoining 80 Mortimer Road N1 5AP Alteration to wall forming boundary with 21 - 25 (inclusive) De Beauvoir Square in connection with erection of single-storey over-lower ground floor building to provide 1 x 1 bedroom self-contained dwelling (use class C3), and associated works including alterations to side boundary walls. (Alix Hauser 020 8356 6377)

as above

2019/4090 2-4 Orsman Road N1 5QJ Erection of part three- and part four-storey building to provide office floorspace with ancillary refuse and cycle storage and landscaping. (Gerard Livett 020 8356 8398)

We strongly object to this application. The design has no merit in terms of character, or sympathy to the quite small and intimate surrounding buildings, and would erase any character from that particular area of the canal. We also strongly object to the fourth storey. Any building here should contribute to the gradual flow downwards in rooflines towards the bridge. This building does not enhance the Conservation Area.

2019/3861 Railway Arch 333 Stean Street E8 4ED Variation of condition 2 (development in accordance with approved plans) and removal of condition 5 (obscured glazing) attached to planning permission ref 2019/2719 dated 01/10/2019 for erection of an outbuilding and canopy, installation of new shopfront, roller shutters, louvres and seven catering condensers and two AC condensers to Stean Street frontage. Insertion of fire escape door, air duct and repositioning of AC units to Acton Mews frontage. The effects of the variations would be removal of the canopy and roller shutters and amendments to the design of the shop front on the Stean Street elevation (Danny Huber 020 8356 1453)

No objection
