We object to the loss of commercial space in a location which is not really conducive to residential use. We are not persuaded that the proposed glazing will be sufficient to mitigate noise from the Jago, an extablished music venue which borders the property to the north.

We find no reason to amend our previous comments namely: We have serious concerns over the lack of detail on the final finish of this building and whether it will be of sufficient quality for such a prominent infill site close to the listed buildings in Albion Square. While two storeys are acceptable, we would like to see a reduction in the floor area to limit the impact of this development on the neighbouring properties. We note that no mention is made in either of the documents or the list of amenity spaces of a roof terrace above the study, yet there is a door shown leading to this outside area from the master bedroom.

We object to the increased massing at the rear of this building, the expanse of black cladding and the loss of glazing at second and third floors. The proposed additions create a sense of enclosure particularly with respect to the rear of number 4 Lee Street.

We have no objection in principle to the replacement windows. However we do object to the non-integral glazing bars which should have no place in the Conservation Area.

 

2023/0110 17a Kingsland Road, E2 8AA Variation of condition 5 ( Restricted hours of use of roof terrace), 7 ( No live or amplified music on roof terrace) of planning permission 2017/3751 dated 23/11/2017 . In relation to the rear roof terrace at second floor. Increasing the house of use of the terrace from 0800 hours and 2100 hours Mondays to Saturdays and not at all on Sundays/Bank Holidays. We object to the proposed extension of hours of use of the terrace. We are concerned about the potential volume of the background music and, as the terrace is at second floor level, the transmission of sound to the surrounding residents would be enhanced.
