2021/0900 43 Balls Pond Road, N1 4BW Retention of 1 metre of front boundary wall, 2-metre timber side front wall, removal of security grille from the ground floor front window and painting of the front elevation. Householder Planning (Micheal Garvey)

We sympathise with the applicants desire to create a barrier to the bus stop. However the replacement of the original low brick wall with the higher rendered wall does not enhance the building; railings and hedge planting would have been a better solution and given more privavcy. The 2 metre fencing between numbers 43 and 45 is out of proportion and affects the setting of these buildings. We also note that the front garden has been completely paved over leaving nowhere for surface water to drain away.

We have concerns over the proposed windows on the sloping roof section, they look oversized and may emit light pollution when set at this position. By making the flank walls encompass the full width of the garden party walls, we think that the building will look out of scale and wider than it should. The gardens of the properties on the south side of Northchurch Terrace slope away from the houses at quite a distinct angle. Part of the proposed building will appear to sit in the garden of number 23.

We have some serious concerns about this proposal. This type of basement is not a feature of the Conservation Area, where accomodation at lower level is normally beneath a raised ground floor, and seems to be over development of this property. There has been no assessment of the possible impact on adjacent buildings. We wonder whether there will be sufficient light to the lower ground floor on the street side of the building.

 

2021/1225 13 Southgate Grove, N1 5BP Construction of a part single storey, part two storey extension, replacement of rear upper floor window with french door with juliette balcony, installation of a conservation roof light to the existing rear roof, a new outhouse to the rear garden and lowering of the existing front lightwell to form of a bike store to the front garden and a new access to the lower ground floor. We object to this application. The out-rigger extension seems too high, obscuring in part the rear first floor window. There are too many styles of window on the rear elevation and consequently fail to enhance this locally listed building. We are concerned at the amount of original garden which will be covered by the extension, patio and outbuilding, approaching 50%. The enlarging of the lower ground window would adversely affect the facade of this locally listed terrace.

We object to the rooflights on visible rear elevation and to the balustrade and metalwork on the roof. These additions will have a detrimental effect on this locally listed group of buildings.

No objection, however material samples should be reviewed by Hackney prior to commencement, especially the brick specification to the outrigger, which should match the existing (it looks darker in the images which is at odds to the context elevation)
