Object. The proposed advertisement, by virtue of its scale, design and positioning, is harmful to visual amenity insofar as it would be harmful to the character and appearance. Also, by reason of its scale, design, positioning and method of illumination, would result in an unacceptable adverse impact on public safety of highway users by way of driver distraction.

Object. Reason to believe the shop unit on the high street is already functioning as a warehouse with delivery drivers coming and going frequently. Trucks frequenting the back of the building by the flats could create noise pollution for the residents, along with a problem of commercial waste not being collected. Change of use to B8 is detrimental to Hackney Road functioning as a High Street. As the applicant points out, If ‘office’ is no longer viable "the use of the site can be changed from office use to any of the other Class E uses [shops, services, and restaurants/cafés] without planning permission.” - any one of those uses is more beneficial to the high street than B8 warehouse use. Loss of amenity at the front of the property is indicated by the use of the pavement in front of the premises as a parking area for electric delivery bikes. As shown in the applicant’s photograph, there are often 5-10 electric bikes to be found parked outside the premises. With projected 700%+ growth plans this pavement obstruction and traffic can be expected to increase. Loss of amenity to the residential buildings at the rear is clear with the frequent arrival and unloading of delivery vans.
