The Stoke Newington CAAC have no objection to the proposals but the location of the store needs to be more tightly defined and as far away from the parapet as possible - possibly with its door at the short end to facilitate this.

 

2020/3825 139 Stoke Newington Church Street, N16 0UH Change of use of ground floor from A3 (Restaurant) to 2 x A1 retail units; change of use of first floor from A1 to C3 to provide 2x1 bed flats at rear ground and first floor with rear terraces; I ncrease parapet at roof level; n ew lean to roof over staircase; n ew external grilles to east elevation and new refuse/ recycling. The Stoke Newington CAAC have no objection to the proposals. but suggest a condition removing any future permitted development rights for change of use to a residential or other non Class-E use.

2021/0848 Post Office, 138 Stoke Newington High Street, N16 7JN Erection of a three storey extension to the front elevation and roof extension to the rear along Brooke Road to accommodate 7 residentials units (3 x 3 bedroom units and 4 x 1 bedroom units) and retaining commercial space on ground floor. The proposed development also includes extension of basement, lightwells to the side elevation, communal amenity space, refuse and cycle parking and other minor associated alterations. The Stoke Newington CAAC objects to the proposals. The overall design detail is naff, unambitious and a weird kind of pastiche that also falls short in detail. The reduction in commercial floorspace is unjustified when two or three smaller commercial units would overcome the thinly argued marketing problems of the current footprint. The ground floor is entirely unsuitable for residential use, which in practice means the basement is too. The bin stores are poor and introduce further clutter to the junction of Lawrence Buildings and Brooke Road. No defendable thought has been put into bike storage - rather the designs merely show places where a bike could be put, all of which are impractical and inadequate. The plans are awfully laid out. The scheme is plainly not buildable as it raises multiple fire safety and ventilation issues. The provision of private amenity is tokenistic and a mess, with inadequate provision, in particular for the larger 3b units. The quality of daylight amenity is poor in all but one flat. Unit 1's dual aspect is squandered by its low ceiling and awful plan around the staircase for the unit above.

The Stoke Newington CAAC regrets the loss of employment space and has some concerns over the ground floor plan and the unusually large and vague reception room, but otherwise have no objections, subject to detailed design of the new three-panel door being secured by condition.
