Threat to Victorian Tram Sheds

38-40 Upper Clapton Road
Planning Application reference 2009/2490
Consultation Period Expires: 20.12.09

One of our members, has drawn the Society's attention to the renewed threat to the Victorian tram sheds at 38-40 Upper Clapton Road, E5 (opposite the end of Brooke Road).

The proposed development would provide 92 residential units in total and this would comprise 31 x 1-bed, 34 x 2-bed, 8 x 3-bed, 19 x 4-bed units.  Over half of the 2-bed units would be larger 4 person units, and of the 4-bed units over a third would be larger 7 person family units. The family accommodation includes 11 houses with gardens. This equates to 334 people living on the site.

The plan proposes ‘part demolition’ of the tram depot. Ideally, the Hackney Society would like to see the whole building retained for its historic interest. Despite the building not being listed, we feel the it is of sufficient local historic interest to merit being retained. The site also supports many creative and light manufacturing industries. Comments about this page

Do not be fooled by 'developer speak.' This redevelopment of the old Tram Depot will result in almost total demolition of its historic elements. Having spoken to the architect responsible it appears that he has no experience of working with heritage buildings so it is no surprise that he has accorded this aspect of the work such low priority. Designwise, the scheme is lacking in unity, and the seven-storey new build element fronting on to Upper Clapton Road would create an alarming precedent for future development in the area.
