We object to this application. No attention has been paid to harmonising the first floor extension with the existing ground floor extension, or with the main body of the house. There are too many design elements, and the choice of materials only adds to a sense of visual clutter. There is also an element of overdevelopment: the existing extension is already wider than the width of the main house, and the proposed will also be more than half of the width of the original house.

 

2017/2535 92 Culford Road N1 4HN Erection of a conservatory to rear of the property; Erection of a single storey side extension and like for like replacement of windows of existing house. (Raymond Okot 020 8356 8080)

We feel that the front elevation of the proposed side extension should be set back by 1m, in order to retain the traditional arrangement in the area, where a side extension is subservient to the main house. Also, this house is the end of a block, and the setback is important in emphasising this feature. While we have some reservations about a full width extension being added onto an already existing full width extension, we accept that the gardens in Culford Rd are very long, so that this will not impinge disproportionately on outside space. There is no detail of the proposed windows: glazing bars should be of equal dimensions to the existing.

We feel that this is not the best position for this Link Unit, as cars tend to park on this area of tarmac, and because this area may not be so easily accessible for wheelchairs. There was some feeling that, rather than decreasing street clutter, this will add to it, and that in the future these installations should be combined with other street furniture such as bus stop shelters.

 

2017/1709 406 Kingsland Road E8 4AA The erection of a mansard roof extension and a first floor rear extension. (Raymond Okot 020 8356 8080)

We object to this application. The Design and Access statement lists a large number of planning policies but fails to mention that the property is located in the Kingsland Conservation Area and makes no case for the proposed design on that basis. This is one of three buildings of the same period and scale and these small groups of buildings form a key part of the rhythm of development on the Kingsland Road. The proposed mansard would have a deleterious effect on the façades of 404 and 402 and therefore fail to maintain or enhance the streetscape. In the side elevation, as drawn on the plans, the mansard appears too large in proportion to the original building. The proposed uPVC windows are not acceptable within a Conservation Area and should the Planning Officer be minded to grant consent to the mansard roof we ask that, as a condition, the existing windows in the front elevation be resized and replaced with timber sash windows.

 

2017/2515 480 Kingsland Road E8 4AE Variation of condition 4 (hours of use) attached to planning permission ref 2017/0432 dated 04/04/2017 for use of rear area of the property as an outdoor seating area for the ground floor wine bar premises (Use Class A4) and associated rear canopy structure. The effect of the variation would be to allow for extended opening hours (from 12:00 to 22:00). (Muhammad Saleem)

No objection. WE would have expected separate plans for each floor. We note that the title of the proposed garden plan has an address in Upper Street.

 

2017/2404 554 Kingsland Road E8 4AH Change of use from A1/D1 to A3; installation of an exteraction system; alterations to the shop front. (Nick Bovaird 0208 356 8291)

No objection. NB The summary describes a proposed change to A3 whereas the Design and Access Statement describes a change to A4.

 

2017/2068 15 Orchard Mews N1 5BS Erection of a 2-storey side extensions on the ground first floor levels of the property; Screening of external terrace at first floor level and installation of a staircase from first floor to garden. (Raymond Okot 020 8356 8080)

No objection. The proposed side extension actually seems to improve the look of the house, making it more balanced. Our only comment is that the use of materials in the new extension will be critical in making this proposal work well.

 

2017/2162 6 Orsman Road N1 5QJ Variation of condition 2 attached to planning permission 2015/2258 dated 17/12/2015 the effect of the variation would change the approved use of the ground floor units from offices (use class B1) to a to flexible commercial/retail space (falling within Use Classes A1-A3, and B1) and amend the alignment of the northern façade at first to fifth floor levels (Toyin Omodara 0208 356 8095)

While we are pleased that the intention is to stabilise and make the building safe, we find that there is insufficient detail about what will be done, as opposed to general intentions. We would like the Listed Building Officer to keep a close eye on what is being done here.
