We object to this application. Local policy is not to allow roof terraces for reasons of overlooking. Any claim of precedent due to the existence of roof terraces installed before De Beauvoir became a Conservation Area is not acceptable.

We have no objection to this application but have some concerns as to whether the space above the new gates will allow unlawful access to the rear courtyard.

 

2018/3104 230 Kingsland Road E2 8AX Change of use of the lower ground floor from retail (use class A1) to restaurant (use class A3), alterations to existing shopfront at ground floor level to provide an additional entrance and associated alterations comprising replacement of uPVC windows with timber framed windows to front and rear elevation and installation of extract flue on rear elevation. We object to this application, which we feel is poorly thought through. There is a lack of information in that neither the kitchen nor the seating area are illustrated, and we have serious concerns about access and escape routes.

2018/2021 Land Adjoining 80 Mortimer Road N1 5AP Demolition of existing single-storey structure and erection of single-storey over-lower ground floor building to provide 1 x 1 bedroom self-contained dwelling (use class C3), and associated works including demolition of side boundary wall and erection of new boundary wall. and 2018/2059 Demolition of wall forming boundary with 21 - 25 (inclusive) De Beauvoir Square in connection with erection of single-storey over-lower ground floor building to provide 1 x 1 bedroom self-contained dwelling (use class C3), and associated works including demolition of side boundary wall and erection of new boundary wall. (Graham Callam 020 8356 8275)

We do not object, but hope that the Conservation Officer will monitor the use of matching brick, pointing, and style of brickwork where the rear wall of the gardens of the houses on De Beauvoir Square are affected. We note that groundwater has been found at 4.2m below ground level, and that this area of Mortimer Road is prone to flooding, so that the building will need to be designed to take this into account.

Given the circumstances of the case we have no objection. We normally do not condone UPVC windows in the Conservation Area.

 

2018/1536 25 Ufton Road N1 5BN Replacement of existing front railing wall with new brick wall. Replacement of existing windows to front and rear elevation and new window opening to upper ground floor rear and new window to roof slope; New timber door to upper ground floor rear; Alterations to lower ground floor rear door. We strongly object to the building of a wall to the proposed height, and the loss of railings. We understand the concern about rubbish blowing into the garden, but this could be largely prevented by the building of the traditional low 3-4 brick plinth. The current railings could be cut down and planted into this plinth, producing a much more handsome effect, traditional in this area. We would note that this house (and indeed the terrace) is not an Edwardian, but Victorian. No objection to the other proposals.

 

2018/2983 41 Ufton Road N1 4HE Erection of part one part two storey rear extension on the upper ground and first floor levels of the property and reconfiguration of the rear elevation stair well glazing. (Raymond Okot 020 8356 8080)

We strongly object to the proposal for what will be a two and a half storey extension on top of what is already a single storey extension. This contravenes the De Beauvoir Design Guide. It is also not a similar height to that of the neighbouring house, as stated. NB We note that the garage appears to have been converted unofficially into residential.
