Planning Applications for Stoke Newington CAAC Monday 12 November 2018

2018/1510 Land at Wilmer Place N16 0BJ Erection of a part 2, 3 and 4 storey building (plus lower ground floor) comprising 19 residential units (Use Class C3) at ground to third floors, commercial floorspace (Use Class B1) at ground and lower ground floors; associated development including a communal roof terrace, landscaped courtyard, living roofs, 3 car parking spaces (including 2 disabled spaces and a car club space ) and cycle and refuse stores to be accessed from Wilmer Place [following demolition of existing bin store] (Nick Bovaird 0208 356 8291)

We have no further comments to make on the latest modest revisions (such as it is possible to decipher what they are). Our comments of June 2018 still stand.

2018/3930 30 Queen Elizabeths Walk N16 0HX Replacement of existing windows to new timber slimline double glazing windows and existing rear external door to new timber half glazed door. (Kim Aukett 020 8356 4740)

We have no objection to the proposals.

2018/2529 42 Stoke Newington Church Street N16 0LU Replacement of existing shopfront with wooden bi-folding doors. (Alyce Jeffery)

We object to the proposal which does not conform to the Shopfront Design Guide. As a minimum the design should incororate stall risers and prefereably these should be static except in the primary door - i.e. resulting in bi-fold/opening cafe windows rather than doors.

2018/3032 First Floor And Second Floor 131-133 Stoke Newington High Street N16 0PH Conversion of office (B1) at first, second and third floors to four self-contained units (2 x 1-bed, 1 x 2-bed, 1 x 3-bed); 2no. balconies to the rear; removal of external rear staircase; cycle and bin storage facilities to rear. (Jeni Cowan 020 8356 1371)

We have no objection to the proposals.

2017/4815 101 Stoke Newington Church Street N16 0UD Replacement of the ground floor rear conservatory with a single storey rear extension (retrospective). (Richard Kealey 020 8356 6469)

We have no objection to the proposals.

2018/3909 188 Stoke Newington High Street N16 7JD Erection of a rear roof extension and rooflights and reconfiguration of internal layout to facilitate the change of use from 2 x bedsits, 1 x studio, 1 x 1-bed and 1 x 2-bed units (Use Class C3) to 2 x 2-bed residential units (Use Class C3). (Alix Hauser 020 8356 6377)

We have no objection to the proposals.

2018/2944 190 Stoke Newington High Street N16 7JD Erection of three-storey building to rear of main building (following demolition of existing extensions) with entrance and bike store located on Clevedon Passage; change of use at first and second floors of existing building to facilitate the provision of four residential units in extended property with retail use retained on ground floor. [Note for consultation: Proposed dwelling mix is 3 x 1-bed; 1 x 2-bed] (Gerard Livett 020 8356 8398)

We have no objection to the proposals.

2018/3425 6 Brooke Road N16 7LS Basement conversion to create a self-contained flat (2xbedroom), including 2 front lightwells, and elevational changes at ground floor along the Leswin Road side. (Jeni Cowan 020 8356 1371)

We have no objection to the proposals.

2018/3827 Basement 120 Stoke Newington High Street N16 7NY Change of use of the basement from ancillary A1 use to D1 use (beauty therapy) (Richard Kealey 020 8356 6469)

We have no objection to the proposals.

2018/3051 and 2018/3122 Flat B 36 Newington Green N16 9PR Replacement of the existing sash window with a new timber sash window in the same style and material. replacement of rotten timber door to balcony with a new wooden door. (Alyce Jeffery & (Richard Kealey 020 8356 6469)

We object to the stick-on glazing bars in the sealed units. The effect is typically that the large flat surface reflects uniformally so it becomes apparent that the glazing bars are superficial. Seperate units or single-glazing (and suitable secondary glazing or draft-proofing) would be more suitable for this listed property.

2018/2932 Thames Water Stoke Newington Water Pumping Station Green Lanes N4 2HA Erection of a single-storey outbuilding at Stoke Newington Water Pumping Station. (Gerard Livett 020 8356 8398)

This perfuntory appearance of the proposed hut does nothing to disguise its lack of considered design and is wholly unsuitable for the sensitive ecological and heritage context and which will stick out like a sore thumb to the many visitors to the reservoirs and walkers along the New River.
