2019/0161 and 2019/0173 20 Albion Square E8 4ES Excavation of front lightwell, installation of a handrail, a stair to basement level and basement level door (Danny Huber 020 8356 1453)

No objection, but we feel that the proposed door at lower ground floor would look much more appropriate to the period of the house as a four panelled timber door with central letterbox.

 

2019/0073 1 A Bentley Road N1 4BY Erection of two storey mansard roof extension to form a three bedroom flat. (Micheal Garvey 020 8356 8053)

We object to this application. We feel that the proposed mansard should be limited to one storey, matching it to the very similar building to the left. The proposed building is cumbersome in an already heavily developed street. We are also concerned about the small size of the bedrooms in the first floor flat.

 

2019/0687 100 De Beauvoir Road N1 4EN Erection of a single storey roof extension and external terraces at third floor level; demolition of existing single storey rear extension; erection of deck access to rear; elevational alterations to include new fenestration; alterations to entrances; landscaping to include a new forecourt to the front of the building, new boundary treatment and erection of refuse and cycle stores to front; to create additional and remodelled office space. We have no objection, but we hope that the applicant will retain the painted "Collins and Hayes" advertising sign on the building (NB this is not shown on the relevant proposed elevation)

 

2018/4449 15 Enfield Road N1 5EN Erection of roof extension to form a three bed flat (Micheal Garvey 020 8356 8053)

We object to this application. We totally agree with the Officer's Report written for the previous planning application 2018/0048 , when the Officer commented that "it was difficult to imagine how the roof could be further extended or altered.. without unacceptably harming the building's appearance". And as the KCAAC commented at the time, this is a detrimental addition to a landmark building. These views apply equally to this application.

 

2019/0729 50 Englefield Road N1 4HA Erection of a single-storey rear extension at lower ground floor level [following demolition of existing rear extension]; changes to front lightwell including widening of steps and new door and window; elevational changes to include replacement windows; landscaping to include replacement tree to rear. (Danny Huber 020 8356 1453)

We object to this application. Although we appreciate that this house has a long garden, we are concerned that the proposed extension of 4m depth could set a precedent in the Conservation Area. We feel that the proposed extension should be shorter, aligning with that of the house to the left, and that a short section of higher wall would provide the needed privacy from people on the staircase at the back of no. 48. We feel that the vertical section of glass on the right hand side of the roof of the proposed extension would shed too much light towards the neighbouring house to the right at no.52. We also feel that the stepped wall to the right looks rather messy, and should be avoided by removing the set back vertical glass.

 

2019/0844 IQ STUDENT ACCOMMODATION 67 KINGSLAND ROAD LONDON HOXTON E2 8AG Installation of 1 fascia sign and 1 internally illuminated projecting sign (Raymond Okot 020 8356 8080)

We object to this application. We feel that the projecting sign will cause considerable light disturbance to the student rooms nearby.

 

2019/0405 280 Kingsland Road E8 4DG Erection of part single-storey part two-storey rear extension at basement and ground floor levels; further excavation of front lightwell and further excavation of basement along boundary with No.282; erection of rear balconies at ground, first and second floor level; elevational alterations to include new and replacement fenestration and aluminium cladding to rear; landscaping to front and rear to include new front boundary treatment and bin store; to provide additional space to existing units. We are puzzled that the proposal "seeks to enhance the existing flat sizes" (NB the first and second floor flats are smaller than the allowed size for 1 bed flats at 32 sq m rather than 50 sq m), yet these two flat sizes don't change. We feel that these two very cramped 1 bed flats should be amalgamated to make a much more liveable 2 bedroom maisonette. We object to the fact that the proposed extension of the front lightwell housing the basement staircase upsets the harmony of the pair of buildings at 278 and 280.

 

2019/0758 92 Mortimer Road N1 4LA Variation of condition 2 (approved drawings) of planning permission 2017/3410 dated 29/11/2017 for the erection of a lower ground floor and ground floor rear extension, and elevational, external and boundary alterations in connection with conversion of lower and upper ground floors from a single dwelling (use class C3) to 2 self-contained dwellings (use class C3) comprising 1 x 3 bed and 1 x 2 bed units. The effect of the variation would be to make internal alterations to the layout of lower and upper ground floor flats; alterations to the depth of the rear extension plus changes to the access to the lower ground floor flat and front lightwell. 2019/0705 20 Northchurch Terrace N1 4EG Variation of condition 2 (approved plans) and removal of condition 5 (upper ground floor side extension bedroom windows in the northern and eastern walls of the building to be obscure glazed and fixed shut) attached to planning permission ref 2018/0405 dated 05/04/2018 for erection of a two storey side extension at lower and upper ground floor levels, erection of a single-storey rear extension at lower ground floor level, amendments to existing windows on front and rear elevation, enlargement of existing side dormer window and new dormer to the rear, and associated alterations to the front and rear gardens including a new lightwell to the front of the property and replacement of front boundary fence. The effects of the variations would be provision of an unobscured fixed shut window and a restricted opening window at ground floor level, insertion of rooflights to roof of side extension, external staircase to front lightwell, excavation to facilitate creation of a store room in front lightwell, erection of a bin store and rear elevational alterations. Proposal includes other associated external alterations to include replacement of entrance gates, installation of new sash windows, associated landscaping and widening of front drive. We feel that the side extension should match the elevation and treatment of its pair at no.57, with no stucco render.

 

2019/0508 37 A Stamford Road N1 4JP Replacement of timber front door (Danny Huber 020 8356 1453)

We object to this choice of door, which is not appropriate to the Edwardian date of the building. We also feel that having glazed elements to any front door sets up the issue of security, leading to the addition of ugly internal security grilles.

 

2019/0599 144 Tottenham Road N1 4DY Erection of rear extensions at ground and first floor levels, replacement of windows to rear elevation (Danny Huber 020 8356 1453)

No objection, though we would query the apparent lack of any coping in the drawings of the proposed ground floor extension. If this is the case, we are concerned about the weathering of the brickwork.
