objection. Although existing shopfront is not original, the openings and the detailing on the brick piers are clearly original. Any new shopfront should be inserted within the existing apertures and the original features retained.

objection. While highly commending the new design, we find the loss of the view of the church building from Leonard St unacceptable. We suggest a reduction in the bulk and massing of the five story building to preserve as much as possible of the existing street view.

Further, the argument that similar structures have been approved at Nos. 11 and 16 Hoxton Square undermines 'the pattern and rhythm of frontages around the Square" as singled out in the Conservation Area Appraisal doc 5.4.9)
