2020/0953 51 Stoke Newington Church Street N16 0AR Erection of two-storey rear extension to replace existing outrigger with rear terrace at first floor level; erection of roof extension with front terrace at second floor level; installation of new shopfront and rear elevational alterations to facilitate the provision of additional A2 floor space at ground floor level and two residential units (1 x 1 bed and 1 x studio) on the upper floors. 2019/2514 Land bounded by Seven Sisters Road to the North Woodberry Grove to the West and Devan Grove and Eastern Reservoir to the South which includes buildings identified as The Happy Man Public House 89 Woodberry Grove 440 Seven Sisters Road 1-25 Bayhurst House 1-30 Chattenden House 1-45 Farningham Road 1-80 Ashdale House 1-80 Burtonwood House Woodberry Down N4 Demolition of the existing buildings, and construction of 4 residential blocks, ranging in height from 6 to 20 storeys, to provide 584 residential units and 1,045 sqm (GEA) of flexible floorspace (Use Class A1, A2, A3, D1, D2), a new Energy Centre (sui generis) and a new public park; together with ancillary hard and soft landscaping, public realm, cycle and associated car parking, highway works including access road and all other works associated with the development. Having examined the revised plans with regard to flat layouts, the elevational treatment of block B2 and landscaping, both the Hackney Society Planning Group and Stoke Newington CAAC stand by their previous submissions. Whilst we welcome the retention of more trees and see the elevational changes to B2 as helpful in avoiding some of the uniformity, there still remains some significant work to be done to get the most out of the site architecturally and from a landscaping and public realm perspective. It is apparent that most of our concerns arise from an over-dense massing and a failure to address important issues early on in the design process. Had there been a proper understanding of the importance of the mature Happy Man Tree at the outset, there could be a scheme in front of us, equally ambitious but that avoided the loss.

We have no objection to the proposals.

 

2020/0941 92 Queens Drive N4 2HW Amendment of condition 1 to planning permission 2019/2764 which permitted 'conversion of a single family dwelling to five self-contained units including changes to the existing front side and rear elevations, demolition of the existing single storey rear extension, and erection of single and two storey rear extensions, and excavation to the existing basement'. to alter plans and further extend at the ground floor rear (Fabian Culican 020 8356 4747)

2020/0912 Newington Green Church And Islington Unitarians Flat A 39 Newington Green N16 9PR Installation of 4 CCTV to exterior of Newington Green Chapel and Schoolhouse (Kelsi Bolstad 020 8356 4160)

We object to this application which contains insufficient detail for a Listed Building Application. Appearance is key on this important listed building and further specific details of how the cameras will appear, in context, and how they will be housed and attached should be secured.

 

2020/0701 104 Hawksley Road N16 0TJ Ground floor rear extension, replace existing rear first floor window with doors and juliette balcony. (Louise Prew 020 8356 8613)

We have no objection to the proposals.

 

2020/0809 20 Stamford Hill N16 6XZ Alterations to existing shopfront to provide a new entrance door for the upper floors and new glazed shopfront with entrance door to ground floor unit. (Louise Prew 020 8356 8613)

We have no objection to the proposals.

 

2020/1078 Land at Wilmer Place Stoke Newington N16 Non-material amendment to planning permission 2016/3179 dated 07/07/2017. The effect of the changes would include erection of a single storey extension, removal of basement and repositining of cyclestorage. (Nick Bovaird 0208 356 8291)

We have no objection to the proposals in principle but the elevations of the new ground floor extension need significant revision and more detailing to be more in keeping and coherent with the extant permission.

 

2020/0913 45-47 Queens Drive N4 2SZ Demolition of existing outrigger and replacement with larger, two storey rear extension at lower ground and upper ground floors and associated works to include fenestration changes and new staircase. (Thomas Bertwistle 020 8356 2532)

We have no objection to the proposals in principle but we do object to the projection of the extension beyond the side wall of the host building which disrupts the general form of the host building and sets and uncomfortable precedent.
