The effect of the variation would allow the premises to operate between the hours of 08.00 - 00.00 dally, with use of the courtyard by visitors between the hours of 08.00 - 22.30 daily. 2020/0286 31 Balls Pond Road N1 4BW Creation of roof top terrace with external works including the insertion of a glazed roof hatch, erection of metal ballustrading and creation of new parapet along the rear elevation. Internal works including the extension of the existing staircase to provide access up to the proposed roof terrace. (Claire Moore)

Although we appreciate the effort to have railings appropriate to the Conservation Area, we feel that at roof height the proposed Victorian style railings would look odd, and that a simple glass and metal railing would be less obtrusive. We would also note that drainage is not indicated.

 

2020/0349 De Beauvoir Place 1-3 Tottenham Road N1 4EP Replacement of existing windows with uPVC and aluminium framed double glazed windows. (Alix Hauser 020 8356 6377)

We have no objection, but wondered in the light of the fact that some of the proposed windows are to be aluminium-framed, whether all could be aluminium framed. This would produce a more cohesive façade.

 

2020/0619 72 Downham Road N1 5BG Construction of part single, part two storey rear extension at lower and upper ground floor level, following the demolition of the existing rear closet wing, and lowering of existing sunken terrace at front of property, creation of front access to lower ground floor from front garden and replacement of existing window with doors at lower ground floor level. Insertion of new railings to steps to existing front entrance. Erection of railings adjoining front access steps, replace existing single glazed timber sash windows on front and rear elevations with double glazed sash windows to match existing, (Claire Moore)

We would prefer that the window at lower ground at the front should be kept as it is rather than being converted to a French window. We have no objection to the proposed rear extension, but we object to the fenestration of the proposed upper ground floor extension at the rear, which is over large for the small rear wall, and throws the back of the building out of balance visually: this being the only window in "landscape" format. We would prefer that this window follow the proportion of the window above, to produce a more harmonious facade. The ground floor plan shows that much of the front garden is either tiled or stone, and we would ask that attention be given to the permeability of this front garden. Regarding the railings, there does not appear to be a drawing of the proposed. Our preference would be railings in the style of those at No.70.

 

2020/0507 Egham Court 34 Englefield Road N1 4HA Variation of condition 2 (approved plans) of planning permission 2017/4000 dated 14/12/2017 for "Erection of single-storey upward extension at third floor level to provide two self-contained residential units (1 x 1-bed, 1 x 2-bed) and provision of new cycle store at ground floor level. ". Variation is to increase the overall height of the building (Louise Prew 020 8356 8613)

Given that we strongly objected to the erection of a fourth storey to create an over dominant building, the matter of a slight increase sadly makes little difference.

We have no objection to the proposed rear extension in principle, but object to the proposed projecting rooflights, which are angled towards the neighbouring house. These are not attractive and at night will shed more light than necessary into neighbouring windows, most likely bedrooms.

We object to the proposed UPVC window and door on the rear extension: these should be in timber.

We deplore the loss of original fabric in this Grade II Listed building. It is debatable whether it should be reinstated, and we are concerned that damage may have been done to the structural intergiry of the building by removal of the original front facade. We hope that whoever carried out this vandalism will be prosecuted. We are very concerned that the "Existing" plans are in fact of the building after considerable damage was done to the building. We would also note that section 5.1 of the Heritage Statement refers to the wrong building. This is a shoddy application by an applicant who appears to have little concern for a Grade II listed building. Should Hackney be minded to grant this application, we would ask that the Listed Buildings officer pay close attention to the work being done.

2020/0184 Rear of 30-36 Stamford Road N1 4JL Erection of a part single-, part three- and part four-storey building for the provision of a motorbike repair shop and showroom (Sui Generis) at ground floor level with 7 residential flats (Use Class C3) above. We do not feel that the applicant has addressed the issue of residential access: a segregated walkway to a staircase is not the answer. We feel that there should be separate entrances and lifts for residential and working areas. We feel that a proposal that requires people with buggies or wheelchairs to share an entrance and lift with the workshop and showroom is not acceptable.

 

2020/0059 114 Southgate Road N1 3HY Erection of single storey rear extension, new internal WC at ground floor level, like-for-like replacement windows at rear elevation, relocation of rainwater pipe at the rear elevation, relocation of trees at the rear garden, and associated landscaping. This is an elegant and well-presented application. Given the fact that the whole front garden is already paved, we are however concerned at the amount of proposed paving in the rear garden. The paving should be reduced, and it should be permeable.

We would have expected to see a plan for the third floor at the rear, and also for the basement flat, not least because of potential overlooking from the projecting box window onto what is a very small area of outside space for the ground floor flat. The proposed plans are also not shown in the context of neighbouring properties, on which they may have a profound effect in terms of light. The rhythm of the back facade is very much disrupted by the proposed extension.

2020/0502 54-56 Ufton Road N1 4HH Variation of 2 (approved plans) attached to planning permission 2018/0853 dated 04/05/2018 for 'works to front setback to improve disabled access'. The effect of the variation would reduce the width of the proposed ramp and include installing planters on either side. (Alix Hauser 020 8356 6377)

No objection, but we are concerned about the 130mm step at the top of the ramp. We suggest that the choice of bricks should be sympathetic to the existing, and suggest that this choice be resubmitted for conditioning.
